The QA/QC Inspector is responsible for monitoring, inspecting, and verifying the quality of construction works across civil, architectural, and MEP disciplines during the construction stage, pre-handover, and throughout the Defects Liability Period (DLP). The role ensures that all works comply with approved drawings, project specifications, authority requirements, and internal quality standards. The QA/QC Inspector coordinates with contractors, consultants, and internal teams to ensure timely closure of snags, rectification of defects, and overall quality assurance across assigned projects.
The position is a combination of office and site duties with frequent site presence across projects in Dubai and Abu Dhabi.
Key Responsibilities
1. Construction Quality Assurance
- Conduct daily inspections on civil, architectural, and MEP works to verify compliance with project specifications, IFC drawings, and quality standards.
- Review and approve engineering submittals, including shop drawings, material submittals, and method statements as required.
- Prepare inspection reports and maintain accurate documentation for approval and compliance
- Identify non-conformance issues and issue NCRs or site observations as required.
- Verify materials delivered to site meet approved submittals and standards.
- Ensure workmanship quality across all trades prior to internal and consultant inspections.
- Monitor contractor manpower, progress, and adherence to approved method statements.
2. Snagging & Desnagging (Pre-Handover Stage)
- Conduct detailed snagging inspections for units, common areas, and external works.
- Record snags systematically using snagging platforms or templates.
- Coordinate with contractors for snag rectification and re-inspection.
- Ensure all snags are closed before handover deadlines.
- Support handover team with readiness assessments and quality certifications.
3. DLP
- Monitor and verify all DLP complaints and defects raised by property management or residents.
- Conduct site verification for reported issues and coordinate with main contractors or third-party rectification teams.
- Follow up on workmanship, timeliness, and compliance with DLP obligations.
- Support issuance of back-charges when contractors fail to attend or rectify within agreed SLAs.
- Ensure smooth transition from construction to operational maintenance teams.
- Communicate professionally with residents regarding DLP issues, inspection schedules, and rectification updates.
- Manage resident expectations while ensuring quality standards are maintained.
- Coordinate access and ensure works are completed with minimal inconvenience to occupants.
4. Documentation & Reporting
- Prepare daily inspection reports, NCR logs, snag lists, and re-inspection updates.
- Maintain accurate records of inspections, observations, and status of open/closed items.
- Assist in preparing QA/QC dashboards and weekly progress summaries.
- Verify as-built submissions related to quality requirements.
5. Compliance & Coordination
- Ensure all works align with UAE authority regulations, building codes, and health & safety requirements.
- Attend coordination meetings with contractors, consultants, and internal departments.
- Report major risks or repeated quality failures immediately to the QA/QC Manager or Technical Manager.
- Support audits, quality reviews, and process improvement initiatives.
Required Qualifications and Experience Year
Required:
- Bachelor’s degree in civil engineering, Architectural Engineering, Mechanical/Electrical Engineering, or related field.
- Experience: 2+ years in construction QA/QC, snagging, and DLP inspections in the UAE.
- Strong knowledge of construction quality standards, inspection procedures, and finishing quality benchmarks.
- Experience in residential, mixed-use, or mid/high-rise projects.
- Candidate should have UAE driving license and vehicle
Preferred Attributes:
- Familiarity with DLP workflows, developer procedures, and snagging/rectification practices.
- Ability to identify technical issues across civil, architectural, and MEP disciplines.
- Proficiency in snagging software, MS Office, and basic understanding of project management tools.
- Strong attention to detail and documentation skills.
- Effective communication and coordination abilities.
- Ability to work under pressure and manage multiple units/areas simultaneously.
