Job Summary
The Projects and Facilities Manager will be responsible for overseeing and managing a diverse portfolio of facilities, assets, and projects including contracting, fit out works, refurbishment, and maintenance operations. The role encompasses end-to-end project management, facility operations, asset lifecycle planning, and stakeholder coordination for corporate and high-end luxury properties. The position requires excellent technical, contractual, and managerial acumen, with in-depth knowledge of UAE authority regulations and standards.
Responsibilities:
Manage and oversee all aspects of facility operations and maintenance, ensuring optimal performance of all MEP and civil systems.
Implement and monitor Annual Maintenance Contracts (AMCs), ensuring adherence to KPIs and SLAs. • Plan and execute preventive, predictive, and corrective maintenance programs for all assets.
Ensure compliance with safety, quality, and sustainability standards across all managed facilities. Asset Management
Plan and implement asset lifecycle strategies, including life cycle costing, asset replacement, and optimization. • Conduct building condition surveys and prepare detailed reports with cost estimates and recommendations.
Project Management, Contracting & Fit-Out Works
Lead and deliver contracting, fit-out, refurbishment, and upgrade projects from inception to handover.
Oversee contractor performance, ensuring compliance with design, specifications, budget, and schedule.
Manage contract preparations, bid evaluations, and contract administration.
Ensure all works comply with UAE authority regulations (Dubai Municipality, DEWA, Civil Defense, etc.)
Reporting & Governance
Reports directly to the Head of Department
Prepare and present weekly, monthly, and annual reports on project progress, FM performance, financials, and asset status.
Establish and monitor key performance indicators for operations, contractors, and service providers.
Stakeholder & Team Management
Manage internal and external stakeholders, including clients, consultants, contractors, and regulatory bodies.
Build and maintain strong professional relationships across all project phases.
Contract, Cost, and Technical Control
Oversee budgeting, estimation, cost control, and value engineering processes. • Manage risk assessments, claims, and variation reviews.
Support procurement and contract management functions with accurate technical and financial input.
